Oman Residential Property Prices Rise 24.6% in Second Quarter
Muscat: The real estate price index in the Sultanate of Oman increased by 22.7% during the second quarter of 2026, compared with the corresponding quarter of 2025, according to data issued by the National Centre for Statistics and Information (NCSI).
The commercial real estate price index increased by 12.4%, driven mainly by a 19.2% rise in commercial land prices. Meanwhile, shop prices declined by 12%, while industrial land prices fell by 3.9%.
The residential property price index rose by 24.6% during the second quarter of 2026, supported by increases in residential land prices of 28%, residential apartment prices of 17.2%, villa prices of 10.8% and prices of other residential properties by 0.6%.
At the governorate level, Muscat Governorate recorded the highest increase in residential land prices at 40.6%, compared with the same quarter of 2025.
Musandam Governorate followed with an increase of 29.1%, while North Al Batinah recorded a rise of 29%.
Residential land prices also increased in South Al Batinah by 18.9%, North Al Sharqiyah by 17.3% and Dhofar by 16.4%.
South Al Sharqiyah recorded an increase of 14.2%, followed by Al Dakhiliyah at 9.8% and Al Dhahirah at 6.7%.
Al Buraimi recorded a more moderate increase of 3.1%.
In contrast, Al Wusta Governorate recorded a 16% decline in residential land prices during the second quarter of 2026 compared with the corresponding quarter of 2025.
