Oman Real Estate Market Sees Strong Growth in Q1 2026

Muscat:  The Real Estate Price Index in the Sultanate of Oman increased by 15.9 percent during the first quarter of 2026 compared to the corresponding period in 2025, according to data released by the National Centre for Statistics and Information (NCSI).

The data showed that commercial real estate prices rose by 10.5 percent, driven by a 16.5 percent increase in industrial land prices and an 11 percent rise in commercial land prices. Meanwhile, retail shop prices declined by 1.8 percent during the same period.

The residential property price index recorded growth of 17.6 percent in the first quarter of 2026 compared to the first quarter of 2025. The increase was primarily attributed to a 21 percent rise in residential land prices, alongside a 9 percent increase in villa prices and a 4.4 percent increase in apartment prices.

In contrast, prices of other residential housing units declined by 1.1 percent.

At the governorate level, Muscat Governorate recorded the highest increase in residential land prices, with growth reaching 43.6 percent compared to the same period last year.

Al Buraimi Governorate ranked second with a growth rate of 25.9 percent, followed by Musandam Governorate at 17.6 percent, and Dhofar Governorate at 10.8 percent.

Residential land prices also increased in Al Dakhiliyah Governorate by 5 percent, South Al Sharqiyah Governorate by 4.7 percent, South Al Batinah Governorate by 4 percent, Al Dhahirah Governorate by 2.5 percent, and Al Wusta Governorate by 2 percent.

Meanwhile, North Al Batinah Governorate recorded a marginal increase of 0.2 percent.

Conversely, North Al Sharqiyah Governorate was the only governorate to register a decline, with residential land prices decreasing by 14.9 percent compared to the first quarter of 2025.

The latest figures reflect continued activity in Oman’s real estate sector, supported by rising demand across residential and commercial property segments.
